For most connected rooms close to 500 sq. ft., start with a 12,000 BTU mini split. A 9,000 BTU model is generally better suited to spaces up to about 400 sq. ft. Direct sun, high ceilings, weak insulation, and equipment heat can increase the load, so confirm difficult spaces with a qualified installer.
Size up from 9,000 to 12,000 BTU when the room has strong afternoon sun, tall ceilings, weak insulation, a garage-style envelope, or equipment that gives off heat. These conditions can raise the load even when the floor area is below 400 sq. ft.
One wall-mounted indoor unit can condition a connected open area. Closed doors and separate rooms limit airflow, so plan one indoor unit for each room when independent comfort matters. DELLA’s current 2-zone mini split systems start around 600 sq. ft. of combined coverage; below that, compare separate single-zone systems or review multi-zone mini splits before choosing.
A garage often has more heat gain and more air leakage than a finished bedroom. Large doors, thin insulation, sun exposure, tools, and vehicles can all raise the load. Measure the garage and review its insulation before selecting capacity.
Measure the room, verify the product voltage and installation requirements, check where the indoor and outdoor units can go, and note doors, windows, ceiling height, and direct sun. Those details matter more than square footage alone.
